Q. How will a real-estate auction benefit me?
A.The real estate auction is a win-win proposition for everyone involved.

BENEFITS TO THE SELLER:
* Buyers come prepared to buy
* Quick disposal reduces long-term carrying costs, including taxes & maintenance
* Assurance that property will be sold at true market value
* Exposes the property to a large number of pre-qualified prospects
* Accelerates the sale
* Creates competition among buyers - auction price can exceed the price of a
    negotiated sale
* Requires potential buyers to pre-qualify for financing
* The seller knows exactly when the property will sell
* Eliminates numerous and unscheduled showings
* Ensures an aggressive marketing program that increases interest and visibility

BENEFITS TO THE BUYER:
* Smart investments are made as properties are usually purchased at fair market value
   through competitive bidding
* The buyer knows the seller is committed to sell
* In multi-property auctions the buyer sees many offerings in the same place at the
   same time
* Buyers determine the purchase price
* Auctions eliminate long negotiation periods
* Auctions reduce time to purchase property
* Purchasing and closing dates are known
* Buyers know they are competing fairly and on the same terms as all other buyers

TIDBITS:    Collecting dinnerware is a joy.  You can use and change it as
you go.  A very good book to acquaint you with this hobby is "Dinnerware
of the 20th Century: The Top 500 Patterns" by Harry L. Rinker.   The most
important item to remember is storage and washing of dinnerware.  Don't let dinnerware touch as it can scratch other surfaces.  Also be careful when
washing and follow manufacturer's instructions.  Dinnerware with gold trim
should always be washed by hand in mild detergent.

COLLECTIBLES AND MEMORABILIA

There has always been a good market for memorabilia from every decade.
Save those items which depict an event which has great meaning for you,
be it history, sports, or cultural events. Preserve paper memorabilia in a flat box,
covered and do not fold. This will maintain its original color and integrity.

Wrap glass items separately and label them immediately. Obtain documentation
for any collectibles even if they are dated. Documentation can make your
collectibles more valuable. Don't forget about children's items and special toys.

Remember you are planning for a long term investment when you begin
collecting current items and memorabilia, plan on storing in an orderly fashion
and cataloging so you can readily find a valuable piece. Keep up-to-date on
your collection by reading, internet research and belonging to collector's groups.

Investing whether in stocks or collectibles is a gamble and a great hobby. Enjoy!
